104 ½ Rutledge Avenue was a rare undeveloped lot on Rutledge Avenue, south of Calhoun Street that CKC Properties LLC acquired (through an affiliated company) and began to develop a custom home in 2015.
This project consisted of a large single family home modeled after a classic Charleston single house. The architectural team at Island Architects did a phenomenal job of blending this house in with other grand homes on Rutledge Avenue.
This 4000sf 4 bedroom, 3 ½ bathroom home includes a large double piazza on the south side of the structure and an abundance of large windows and glass doors to distribute natural light and ventilation on every floor of the house. A rooftop, Ipe decked terrace provides a private sunning area with expansive views across the Charleston peninsula. The sunsets are particularly impressive from this vantage point!
The main house includes 3 wood burning fireplaces, an elevator, Woodmode cabinetry in the kitchen, marble floors, counter tops and shower surrounds in combination with 8” walnut floors throughout.
The owners enjoy a master suite with a balcony overlooking the rear yard and in-ground gunite pool, a master bath with a multiple head marble shower enclosure, a soaking tub and a beautiful vanity, as well as a 12’x12’ walk-in closet.
The interior trim package demonstrates the level of detail considered when constructing this house. It includes wainscoting throughout the majority of the home, coffered ceiling details, solid heart pine ceiling beams, window seats with storage, hinged book shelves with storage behind and an ample amount of built in custom cabinetry.
The ground floor of the main home provides additional space that is fully finished. It contains the owner’s work out room (with a dedicated HVAC system), storage area, and loggia with a wet-bar that leads out to the pool.
Lot utilization was maximized to allow for a pool cabana that doubles as a garage adjacent to the pool/patio area. The pool cabana was designed with a vaulted, exposed rafter ceiling, a TV entertainment area and a fireplace to enjoy in the cooler months with a large double sliding door that opens up to the pool patio. Finishes are enhanced by brick wainscoting, custom Vermont-made lighting and Travertine flooring. A custom double mahogany arch top door permits seasonal vehicular usage.
The design team utilized the existing historic wall to create an architectural feature to further exemplify the history of the lot. This blended perfectly with the Wertimer and Associates landscape design, which utilized beautiful hardscaping materials including herring bone brick, tabbi concrete, travertine and bluestone. The Travertine and Mondo grass rear yard offers a formal appearance to the greenspace adjacent to the pool area, with minimal maintenance requirements.
The entire property benefits from a fully integrated “Control4” smart home system that remotely controls everything from individual room audio with in-ceiling speakers; whole house video signal distribution from multiple sources to flat screen displays; three zone thermostatic controls; security alarm, video security cameras and fire alarm system as well as integrated lighting controls. All functions are readily accessible on dedicated remote controls or via cellular based applications for remote activation.
CKC Properties goal with the project was to use modern materials and technology to create a home similar to a classic Charleston single house to ensure consistency within the historic fabric of Charleston’s peninsula. This house provides the home owners with the traditional feel of a Charleston single without the maintenance requirements of a historic home.
